“We are big enough to complete projects and small enough to care.”
ORA Property Services Ltd grew out of shopfitting and building services in the North East. Today we run full house refurbishments, renovations and commercial fit-outs as main contractor — one company holding the programme, the trades and the paperwork from first visit to handover.
We come to the property, look at what is actually there and talk through the finished result you want.
Priced line by line against an agreed scope of works, with a programme and a target handover date.
We appoint, supervise and coordinate every trade, so you are never left chasing a plasterer or an electrician.
Accredited & pre-qualified contractor

A whole-house refurbishment goes wrong in the gaps between trades — the plasterer arriving before the rewire is finished, the kitchen delivered into a room that is not ready. Running the job as main contractor closes those gaps: we hold the programme, so the trades arrive in the right order and the property is finished rather than left three-quarters done.
Every job is quoted in writing against an agreed scope. Variations are priced and agreed before they are carried out, so the final account holds no surprises.

ORA began as a shopfitting and building services contractor, and commercial work is still central to what we do. Office refurbishment, retail fit-out, industrial units and landlord works are phased around your trading hours, with noisy operations agreed in advance and the work area screened, dust-sealed and cleaned down at the end of each shift.
Pre-qualified for commercial work and trusted with family homes — and you deal directly with the company that will be on site.

The questions we are asked most often about refurbishment, renovation and fit-out work across the North East.
There is no honest flat rate. The cost of a full house refurbishment depends on the size and condition of the property, how much of it is structural, whether the wiring and plumbing need replacing, and the specification you choose for kitchens, bathrooms and finishes. A two-bedroom terrace needing cosmetic work and a four-bedroom house being stripped back to brick are entirely different jobs.
The only figure worth acting on is a written quotation based on a site visit and an agreed scope of works. We survey the property, price it properly and set it out line by line so you can see where the money goes and adjust the specification if you need to.
Duration is driven by scope rather than floor area. Cosmetic refurbishment — plastering, joinery, a kitchen and bathroom and full decoration — typically runs over a matter of weeks. A property being stripped to brick with structural alterations, a rewire, a re-plumb and an extension runs to several months once design, building control and lead-in times for materials are allowed for.
We give you a programme with the quotation so you know the sequence of trades and the target handover date before anything starts on site.
A great deal of internal renovation falls under permitted development and needs no planning application at all. Planning permission is usually required for extensions beyond the permitted development limits, changes of use, most alterations to the front elevation facing a highway, and almost any external work to a listed building or a property in a conservation area.
Building regulations are separate from planning and apply far more widely — structural openings, new drainage, electrical work, insulation and window replacement are all covered. We identify what your project needs at survey stage and coordinate the applications and inspections with South Tyneside Council as part of the contract.
Yes. ORA Property Services began as a shopfitting and building services contractor and commercial work remains a core part of what we do. We deliver office refurbishment and fit-out, retail shopfitting, industrial and warehouse refurbishment, landlord works and design-and-build packages, alongside residential refurbishment and renovation.
Yes, and it is how a large share of commercial refurbishment work is delivered. We phase the programme so that occupied areas stay usable, agree in advance when noisy or dusty operations can take place, screen and dust-seal the work area, and clean down at the end of each shift. Where a programme cannot be worked around trading hours we run it in the evenings, overnight or across a weekend.
We cover the whole of the North East, working throughout South Tyneside — Jarrow, Hebburn, South Shields, the Boldons, Cleadon and Whitburn — as well as Gateshead, Newcastle upon Tyne, North Tyneside, Washington and Sunderland, from our base at the Jarrow Business Centre on Rolling Mill Road. Our coverage page lists the areas in full.
ORA Property Services Ltd is accredited with CHAS and Constructionline, holds ISO 9001 for quality management, is FENSA registered for window and door installation, and holds IOSH and Equality accreditation. Those cover health and safety competence, supply chain pre-qualification and a documented quality management system — which is why we are able to act as principal contractor on commercial projects.
