Project Management
Programme, cost and quality managed from feasibility through to handover, with one point of contact throughout.

A full house refurbishment brings an entire property back to a modern, lettable or saleable standard in one managed programme rather than a series of disconnected trades. We take the property from strip-out through to handover: structural alterations, rewiring and re-plumbing, plastering, joinery, kitchen and bathroom installation, flooring and final decoration.
Home renovation covers everything from opening up a ground floor and reconfiguring a tired layout to building a single-storey extension or converting a loft or garage. Because we work as a main contractor, the design, the trades and the building control sign-off are coordinated by us rather than left with you.
Commercial refurbishment has to be planned around a business that still needs to operate. We phase the works, agree access and noisy-works windows in advance, and keep the site clean and secure so that staff, tenants and customers are affected as little as possible.
An office refurbishment is as much about services as it is about finishes. Partitioning, ceilings, lighting, small power and data all have to land in the right place before the decoration goes on, which is exactly the sort of sequencing a main contractor is there to manage.
Shopfitting is where ORA started. Retail programmes are short, fixed and unforgiving, so the joinery, the shopfront and the services all have to be planned to a date rather than a wish. We manufacture and install bespoke joinery, counters and display units alongside the wider building works.
As a main contractor we take responsibility for the whole job: appointing and supervising trades, managing materials and plant, running the programme and handling health and safety. That includes general building works — brickwork, roofing, groundworks, structural repairs — as well as full design-and-build packages.
Packages that sit alongside a refurbishment contract, or that can be appointed on their own.

In-house cost control so budgets are measured and tracked rather than estimated once and forgotten.
Solar power systems installed as part of a wider refurbishment or as a standalone package.
How a main contractor arrangement works in practice, and what you can expect on site.
We work as a main contractor. That means we appoint and supervise every trade, order and manage materials and plant, run the programme, and carry the principal contractor health and safety duties. You deal with one company and one contract rather than coordinating a joiner, an electrician, a plumber and a plasterer yourself.
Yes. On a design-and-build package we take responsibility for both the design development and the construction, which removes the gap between what was drawn and what can actually be built to budget. It suits commercial refurbishment and extension projects where the brief is clear but the detail is not yet fixed.
Yes. Sites are secured at the end of each working day, work areas are screened and dust-sealed where a building is occupied, and waste is removed rather than allowed to accumulate. On occupied commercial premises we clean down at the end of each shift so the space is usable the following morning.
Every project is quoted in writing against an agreed scope of works, with a programme showing the sequence of trades and the target handover date. Variations are priced and agreed before they are carried out, so the account at the end of the job reflects what was discussed during it.

Describe the property and what you want to achieve. We will tell you what is involved, what it is likely to require, and price it properly after a site visit.
